Residential prices continue to rise in 2024
According to calculations by STATBEL, the Belgian statistical office, annual house price growth in Belgium rose to 3.4% in the second quarter of 2024, up from 3.2% in the previous quarter. In the same quarter, price growth for new homes was significantly higher at 6.8%, compared to 2.6% for existing homes. Regional differences in existing house prices showed price growth of 1.3% in Brussels, 3.4% in Flanders and only 0.5% in Wallonia.
The Belgian housing market is generally a stable and reasonably affordable market. However, the issue of affordability is gaining increasing attention, particularly in larger urban areas. In recent years, both house prices and rents have risen dramatically, leading to discussions about the accessibility of housing.
Municipalities with the highest house prices
In Belgium, some municipalities stand out for their high house prices. Sint-Martens-Latem tops this list, known for its charming surroundings and luxury amenities. Knokke-Heist follows closely behind, drawing attention with its seaside allure, while Ixelles is popular with city dwellers and expats looking to live in the city. Sint-Pieters-Woluwe, known for its spacious properties, and Watermael-Boitsfort, with its green spaces, also have very high house prices. Ukkel, Vorst, Brasschaat, Lasne and Kraainem complete the top ten, each with unique features that increase the value of their properties.

Municipalities with the highest apartment prices
When it comes to apartments, the coastal municipality of Knokke-Heist is once again at the top of the list as the most exclusive and luxurious seaside resort for second homes in Belgium. The fashionable Waterloo is in second place and appeals to many expats and executives due to its proximity to Brussels. For the same reason, Watermael-Boitsfort, Sint-Lambrechts-Woluwe, Ixelles, Ukkel, Sint-Pieters-Woluwe, Oudergem, Etterbeek are prominently present in the top 10. In 10th place is another coastal municipality, namely Nieuwpoort.
