As e-commerce stabilizes, retailers are rediscovering the power of the physical location. However, this revaluation comes at a price: the gap between "prime" locations and the secondary market has never been wider. Yet, with the right strategy, there is a commercial ground floor for every budget: from Brussels luxury to ultra-performing shopping centers and accessible retail parks in the periphery.

Antwerp and Brussels: The Prestige of the High Streets

Antwerp: The Metropolis of Style and Experience

Antwerp has positioned itself as an unmissable retail destination, rivaling major European cities on all fronts. The Meir remains the undisputed leader for mass-market footfall, with rents reaching €1,650 per m² per year. However, the most striking dynamics are found in the fashion district: following a major strategic redevelopment, the Schuttershofstraat is delivering exceptional performance. It now attracts the most prestigious international brands, offering a high-end customer journey that redefines the standards for commercial attractiveness in Flanders.

Brussels: The Segmentation of an International Capital

The capital boasts a unique market structure characterized by strong segmentation. Rue Neuve maintains its status as the "mass market" benchmark, with rental values comparable to those of the Meir. Meanwhile, the upper town cultivates exclusivity: Boulevard de Waterloo, a sanctuary for luxury, and Avenue de la Toison d'Or attract an international clientele with high purchasing power. Completing this landscape is the Chaussée d'Ixelles, a dynamic, pedestrianized hotspot catering to a diverse and trendy crowd.

Dynamics in Flanders and Wallonia: Key City Axes

The retail market in Flanders and Wallonia offers varied opportunities depending on the main axes. In Ghent, the Veldstraat remains the reference artery with rents reaching €1,250 per m², while the Steenstraat in Bruges benefits from a constant tourist flow. To the east, Hasselt maintains its status as a fashion city via the Hoogstraat and the Demerstraat, with values up to €850. Courtrai (Kortrijk) focuses on the Korte Steenstraat and the K in Kortrijk shopping center to attract brands with more moderate budgets.

On the Walloon side, Liège remains a major hub, particularly in the Vinâve d'Île and Place de la République Française sectors, where prices reach €700 per m². In Namur, the Rue de l'Ange and Rue de Fer are stabilizing their rates thanks to successful urban renewal, offering a solid alternative to larger metropolises.

Shopping Centers: The Safe Haven for Customer Experience

Shopping centers confirm their role as major attraction poles, driven by professional footfall management and increased security. In "Prime" centers, reference rents sit around €1,200 per m² per year for Wijnegem Shop. Center and €1,100 for Woluwe Shopping. Strong regional hubs like Médiacité in Liège or L'Esplanade in Louvain-la-Neuve also maintain solid attractiveness.

Unlike street-level commerce, shopping centers impose a more complex cost structure: on top of the base rent, there are high common charges (security, maintenance, collective marketing) often representing 15% to 25% of the rent.

Retail Warehousing: The Alternative of Retail Parks

Outside city centers, the market for commercial space in the periphery offers a different pricing landscape. Retail parks located on axes such as the Brusselsesteenweg in Waterloo or the commercial zones of Breebos and Lochristi remain highly sought after. For high-quality units of 1,000 m², rents average around €185 per m² per year. In secondary locations or older "baanwinkels" (roadside shops), prices can drop to €85, providing an ideal solution for concepts requiring large storage volumes and easy parking.
