Regional Differences and Price Evolutions in the Belgian Residential Market
In the third quarter of 2024, the Belgian statistical office Statbel reported the following median property prices: apartments at €245,000, (semi-)attached houses at €275,000, and villas at €380,000.
The report highlights significant regional disparities, with the Walloon Region being the most affordable and the Brussels-Capital Region the most expensive. In Brussels, the median villa price reaches €1,020,000, while apartments have a median price of €257,000. Flemish Brabant and Walloon Brabant are the priciest provinces, whereas Limburg in Flanders and Hainaut in Wallonia offer more affordable options.
In terms of price trends, attached and semi-detached houses saw a 4.6% increase, with detached houses rising by 2.7%. Apartments experienced a modest price increase of 2.1%. Regionally, the Walloon Region recorded slight price decreases for apartments but growth in house prices, while the Flemish Region and Brussels-Capital Region continued to see significant increases.
Transactional activity has improved, with apartment sales up 7.9% in Q3 2024 compared to the same period in 2023, and 1.2% above Q3 2022. Sales of houses (excluding apartments) also increased from last year, though they remain below levels seen in Q3 2022.
