A dry lab is specifically built for computational work and data analysis. Instead of sinks and extraction, these laboratories require heavy IT infrastructure, powerful power connections, and advanced cooling systems to manage the heat from server racks. This type of lab has become indispensable in modern materials science and AI modeling.

The most significant trend right now is the hybrid lab. In these spaces, physical experiments and data analysis blend seamlessly. Computational workstations and wet benches are located in the same open space and are often separated by smart airflow engineering rather than solid walls.

Costs and Rental Prices of Lab Space

Developing technically complex laboratories requires a lot of capital. As a result, rental prices are significantly higher than standard office real estate. Prices vary depending on the exact location and the required biosafety level. On average, costs for a facility provision agreement range between 300 and 500 euros per square meter per year.

In the professional market, such as seen in the VIB Bio-Incubator in Ghent or similar parks, a company typically rents standard modules of around 250 square meters. For such a unit, this means an annual investment of 75,000 to 125,000 euros. This translates to a monthly rent of approximately 6,250 to 10,400 euros, excluding VAT. Companies that outgrow the incubator phase and scale further soon look at larger modules of over 850 square meters.

Unlike traditional commercial real estate, most Belgian science parks offer ready-to-use or turn-key solutions. This model is designed to accelerate your company's time-to-market. A standard all-in lease agreement usually covers the heavy technical infrastructure such as emergency power, specialized ventilation, and reinforced floors. The basic equipment, including chemically resistant workbenches and cabinets, is also often already present.

Additionally, as a tenant, you benefit from various shared facilities and operational services. You gain access to meeting rooms and sometimes even to highly expensive analytical equipment via a pay-per-use model. Furthermore, property managers take care of specialized cleaning, the safe disposal of hazardous waste, and a staffed reception capable of properly receiving sensitive biological deliveries.
